RV Resort and Marina for sale

The Shadow Creek RV Resort and Marina is now for sale. This extensive resort provides superb lakefront recreation on the southern shores of Lesser Slave Lake, the third largest lake in Alberta. It is located near the town of Joussard, has direct highway access, is 35 kilometres east of High Prairie and 330 kilometres northwest of the City of Edmonton. This lake is considered a major flyway for migrating birds and provides a significant fishery with lake whitefish, northern pike, walleye, burbot and yellow perch. The northern shore of the lake is protected and includes three provincial parks.

This substantial resort features 500 fully serviced RV sites and a 400-slip protected inland marina on 128 acres. The resort is connected to municipal water and sewage including all the RV sites. Sites are equipped with 30- or 50- amp power and Wi-Fi.

The protected marina provides a safe haven on this expansive lake and features a 160-foot multi-use boat launch, and a heated fish cleaning station with washrooms. The resort has an office, store, and a laundry and shower facility. 

The property features 3,400 feet of lakefront with a 1,200 foot sandy beach containing a playground. Several RV lots back right onto the beach and the resort can be substantially expanded providing additional beachfront sites by the marina (see resort map). This resort is an idyllic recreation property situated on a nearly limitless lake for water sports with superb fishing. The fishing season is open from June 16 to March 1.
